Main duties of the job

We are looking for an enthusiastic and highly motivated Operational Estates Manager. This is a key post, acting as lead Electrical Authorised Person, providing specialist advice and duties as defined by HTM 06 and managing the day to day operations of a busy estates function within Newham University Hospital. You will have specific responsibility for ensuring that the building fabric, mechanical and electrical infrastructure is appropriately maintained and that a high level of service is provided by the in-house maintenance team.

Essential

Knowledge

Essential

  • Extensive knowledge of the maintenance of building services in large complex buildings.
  • Knowledge gained through the route of craft/technician and estates management level and preferably in the NHS and up to Post Graduate Education level.
  • Previous knowledge of health sector Estate management.

Desirable

  • Knowledge of statutory & mandatory compliance and the audit process.

Experience

Essential

  • In depth experience of Health care building services maintenance management of multiple teams across multiple sites
  • Detailed working knowledge of Preventative and Reactive maintenance regimes
  • Knowledge of information systems for the management of maintenance activity
  • Experience of successfully managing a budget and identifying cost savings. Ensuring timely provision of accurate reporting on activity and spend
  • Understanding of Standing Financial Instructions in relation to procurement, management and commissioning of external contracting services
  • Proven Experience and track record for procuring and managing specialist sub-contract
  • Electrical (LV) AP experience on a complex site
  • Experience in procuring, managing and delivering minor projects
  • Previous NHS Acute provider experience.
  • Detailed working knowledge of HTM’s and HBN’s.
  • Experience of working within a team to achieve delivery of planned benefits.
  • Experience of working in a demanding environment with many, sometimes conflicting priorities.
  • Project management experience – experience of supporting a change programme.
  • Proven Experience and track record for procuring and managing specialist sub- contractors.

Desirable

  • Proven track record of working on large capital projects
  • Experience of successfully managing a budget and identifying cost savings.
  • A good working knowledge of Health and Safety principles.
  • Experience of successfully developing collaborative relationships with a variety of stakeholders

Communication

  • Excellent communication skills and ability to discuss Estates issues with all levels of management

Qualifications

Essential

  • Educated to HND/Degree level in a Building Services Engineering or Electrical engineering or equivalent experience.

Desirable

  • Quality Improvement training or qualification.
  • Project management training or qualification.
