### Job overview

The post holder will join the Maintenance Team within the Estates Department at North West Anglia NHS Foundation Trust, providing planned preventative maintenance, reactive maintenance, fault diagnosis and repair services across the Trust's estate.

The post holder will undertake a broad range of mechanical, electrical and building maintenance activities, using a sound working knowledge of engineering systems to maintain the safe, efficient and continuous operation of the Trust's buildings, engineering services and associated plant.

Working with an increasing degree of autonomy, the post holder will diagnose faults, determine appropriate repair methods and carry out maintenance on a wide range of interconnected, complex plant, equipment and building services. Where appropriate, they will escalate specialist faults or issues outside their level of competence.

The post holder will participate in planned maintenance programmes, respond to breakdowns and emergency situations, and contribute to ensuring compliance with statutory requirements, NHS guidance and Trust policies.

The post holder will be expected to work safely in accordance with engineering procedures, health and safety legislation, safe systems of work and Trust policies. They will exercise judgement in assessing faults, selecting appropriate repair techniques and prioritising work to minimise disruption to clinical services.

### Main duties of the job

As a Band 4 Estates Maintenance Operative, you will help maintain the Trust's buildings, engineering services and critical infrastructure, ensuring a safe, compliant and efficient environment for patients, staff and visitors.

Working within a multi-skilled Estates team, you will undertake planned preventative maintenance (PPM), reactive maintenance, fault diagnosis, repairs and minor installations across mechanical, electrical and building fabric systems. You will work independently within your competency, diagnosing faults and completing repairs with minimal disruption to clinical services.

You will maintain a wide range of systems including heating, ventilation, domestic water, drainage, electrical services, building fabric, fire doors, building management systems (BMS), nurse call systems and other Estates assets. You will also support statutory compliance, including water safety, fire safety and engineering inspections, in accordance with HTMs, British Standards and Trust procedures.

The role includes responding to engineering breakdowns, maintaining accurate electronic maintenance records, participating in flexible working arrangements and providing occasional cover for the out-of-hours on-call service, subject to training and competency.

The postholder will have access to vulnerable people in the course of their normal duties and as such this post is subject to the Rehabilitation of Offenders Act 1974 (Exceptions) Order 1975 (Amendment) (England and Wales) Order 2020 and as such it will be necessary for a submission for Disclosure to be made to the Disclosure and Barring Service to check for any previous criminal convictions.

## Person Specification

### Experience

**Essential**

- Understanding of either mechanical, electrical or building fabric maintenance of buildings services
- Good knowledge of Health and Safety issues in connection with the Construction Industry.
- Previous experience of either mechanical, electrical or building fabric maintenance work experience.
- Experience of working within a customer-focused repairs and maintenance service.

**Desirable**

- Experience of working in a team and in a commercial environment.
- Experience of working with a range of portable tools, small plant, ladders and equipment to enable duties of the job to be carried out.
- Previous years NHS experience
