### Job overview

We are seeking a skilled Building Technician with a strong background in carpentry and building fabric maintenance to join our Estates team. This role focuses on the ongoing repair and upkeep of doors, windows, locks, flooring and general building elements across a busy healthcare environment.

You will carry out a wide range of planned and reactive maintenance tasks, including door and lock repairs, adjustments, glazing fixes, flooring maintenance, and general fabric repairs to ensure buildings remain safe, secure and compliant. Using your practical expertise, you will diagnose faults and complete high-quality repairs that support the day-to-day operation of clinical and non-clinical areas.

Working closely with colleagues, contractors and Trust staff, you will deliver maintenance services with minimal disruption, maintaining high standards of safety and customer care. You will also support minor refurbishment works, supervise tasks where appropriate, and assist in mentoring apprentices and team members.

This is an excellent opportunity for an experienced maintenance professional with strong carpentry skills, a proactive approach, and the ability to work independently across a variety of building fabric repairs in a fast-paced healthcare setting.

### Main duties of the job

- Carry out planned and reactive maintenance to the building fabric, including doors, windows, locks, flooring and associated fixtures.
- Undertake fault finding, diagnosis and repair of building elements to maintain a safe, secure and functional environment.
- Perform preventative maintenance tasks to reduce breakdowns and improve the longevity of estate assets.
- Work from technical drawings, specifications and manufacturer guidance to complete maintenance tasks safely and effectively.
- Use appropriate tools, equipment and test instruments for maintenance and fault diagnosis.
- Maintain accurate job records, logbooks and maintenance documentation, including use of electronic systems.
- Ensure compliance with health and safety regulations, Trust policies and relevant standards (HTMs).
- Work independently and as part of a team, responding flexibly to urgent maintenance demands.
- Liaise with colleagues, contractors and clinical staff to plan and deliver maintenance with minimal disruption.
- Assist in supervising tasks, mentoring apprentices and supporting other team members as required.
- Support minor refurbishment and improvement works relating to building fabric maintenance.
- Participate in training and continuous professional development to maintain skills and knowledge.

**Essential**

- Capable of working in confined and restricted spaces using appropriate PPE
- Full UK driving license
- Reliable work record
- DBS clearance
- Use Trust vehicles to travel to Trust sites to carry out duties defined within the job description

### Experience

**Essential**

- Operation, maintenance and repair of complex NHS or equivalent building stock, its fabric, services, plant and equipment

- Experience of working in an Acute Hospital environment

### Qualifications

**Essential**

- Completion of recognised Trade / CITB / EITB or EnTra apprenticeship
- Relevant City and Guilds / BTEC ONC
- At least 3 years other approved qualification and training to at least NVQ level 3 in a building discipline
- Within 1 year of recruitment to attain via relevant training and appointment; Competent Person status, as required and relevant to the post for:
- HTM 05 Fire
- Confined Space training

- Qualifications in another Trade
- Manual Handling
- European Computer Driving License (ECDL) level Module 7
- IPAF
